Facebook ads for plumbers: leave the burst pipe to search and sell the water heater, the drain inspection and the maintenance plan
Which plumbing jobs Facebook and Instagram ads can actually sell, why Meta treats plumbing ads as housing repair ads in the US, and how to run offers, lead forms and follow up that turn into booked calls.

Facebook ads for plumbers sell planned work, not emergencies. A homeowner with water on the floor searches and calls; they do not scroll Instagram. So aim Facebook and Instagram ads at jobs people can schedule: water heater replacement before winter, a drain camera inspection for an older house, a whole-home repipe, a water softener, or an annual maintenance plan. In the US, Meta lists housing repairs as housing ads, so plumbing campaigns should use the Housing Special Ad Category, which removes age, gender, ZIP code, lookalike and saved audience targeting. Write offers that a homeowner recognises as theirs, and call every lead the same hour.
What Facebook can and cannot do for a plumbing company
| Job | Best channel | Why |
|---|---|---|
| Burst pipe, no hot water, overflowing toilet | Search ads, Local Services Ads, your Google Business Profile | The customer searches and calls within minutes |
| Water heater replacement | Facebook and Instagram, plus search | Many people know theirs is old and are waiting for a reason |
| Drain camera inspection, sewer line check | Facebook and Instagram | Owners of older homes respond to a clear risk and a fixed price |
| Repipe, water softener, filtration | Facebook and Instagram | High value, considered purchases that need explaining |
| Maintenance plans | Facebook, Instagram and email to past customers | A recurring plan is sold to people who already trust you |
The emergency side belongs to search, and our page on plumbing PPC covers it. Facebook's role is to sell the work that is not urgent yet, and to make your name the one people remember when it is.
The housing repairs rule on Meta
Meta's Special Ad Categories page, read on 21 October 2026, says housing ads include ads that promote "housing repairs", alongside home listings, mortgages and homeowners insurance. Plumbing work on a home sits inside that. If you are based in the US, or your ads reach the US, Canada or certain European countries, choose the Housing category when you build the campaign, or Meta may reject the ads.
With the category on, Meta limits or removes age, gender and ZIP code targeting, exclusions, lookalike audiences and saved audiences, and widens small city or pin drop radiuses. So the familiar plan of "homeowners over 45 in the ZIP codes with the oldest houses" is off the table. The ad has to say "older home" itself. A headline such as "House built before 1980? Your sewer line is as old as the house" does the targeting that the settings no longer can.
Plumbing ad ideas that bring booked jobs
- The camera footage. Twenty seconds of real sewer camera video showing roots in a pipe, with the plumber explaining it. Few things make a homeowner book an inspection faster.
- The water heater age check. Show where the date is printed on a water heater label and ask, "How old is yours?" Then offer a replacement quote.
- The fixed price inspection. A stated price for a drain camera inspection or a water heater flush lowers the fear of calling a plumber and getting a surprise.
- The maintenance plan. What the yearly visit includes, the member benefits, and the price, aimed at past customers and people who engaged with your page.
- The tech on camera. A short introduction from the person who will actually come to the house, in uniform, next to the van. Letting a stranger into your home is the real barrier, and a face lowers it.
Use the Meta Ad Library, which holds every active ad on Meta's apps, to see what plumbing companies in other cities are running. Ads that stay live for months are usually the ones paying for themselves.
Licence numbers, financing and reviews
Several states require a licence number in contractor advertising. In California, Business and Professions Code 7030.5, read on 21 October 2026, says every person licensed under the contractors' chapter must include the licence number in "all forms of advertising", which covers a plumbing contractor's Facebook ad. Check your state board's rule and put the number in the ad itself.
If you advertise payment plans for a water heater or a repipe, two more rules apply. Meta requires its "Financial products and services" category for US financial offers, including credit, since 21 January 2025. And Regulation Z at 12 CFR 1026.24(d) says that if a credit ad states a monthly payment, a down payment, the number of payments or a finance charge, it must also state the down payment, the repayment terms and the APR. "New water heater for $59 a month" needs the full terms in the ad. "Financing available" does not.
If you feature a customer review in an ad and that customer received a discount for leaving it, the FTC endorsement guides at 16 CFR 255.5 say the connection must be disclosed clearly.
Lead forms and the follow up that decides everything
Meta's instant forms let someone request a quote without leaving Facebook, with contact details often prefilled. Ask what the job is and the age of the home, and add a field for a preferred time to call. Meta keeps lead data for only 90 days, so send forms straight to your dispatch or CRM system.
Then call fast. A homeowner who asked about a water heater on Tuesday evening has often booked someone by Wednesday lunchtime. Track every lead through call, appointment, quote and sold job, and judge ads by cost per sold job. The cheapest leads are often the least likely to book.
Keep the organic side alive
Somebody who sees your ad and taps your name should find recent jobs, reviews and a team that looks real. Our guide to social media marketing for plumbers covers what to post between campaigns, including how to be the name neighbours tag in local recommendation threads.
Questions about Facebook ads for plumbers
Do Facebook ads work for plumbers?
Yes, for planned jobs such as water heaters, drain inspections, repiping and maintenance plans. Emergency calls come from search, Local Services Ads and your Google profile.
Do plumbing ads need Meta's Housing Special Ad Category?
Meta lists housing repairs as housing ads. US advertisers, and anyone advertising to the US, Canada or certain European countries, should choose the Housing category for plumbing ads.
Can I target older homes with Facebook ads?
Not by ZIP code or age in the Housing category. Put the age of the home in the ad itself, for example "House built before 1980?", so the right owners pick themselves out.
Can a plumber advertise a monthly payment on Facebook?
Yes, with the full credit terms. A monthly payment is a Regulation Z triggering term, so the ad must also give the down payment, repayment terms and APR.
What should a plumbing Facebook ad offer?
A fixed price inspection, a water heater replacement quote, or a maintenance plan with a stated yearly price.
The neighbour's question has moved to an assistant
The "can anyone recommend a good plumber?" post in a local group now has a twin: the same question typed into ChatGPT or Gemini. The answer names a few local companies and explains why, drawing on reviews, local listings and companies' own websites. A plumber can spend well on ads and still be missing from that answer. AI Knows Us asks the assistants the questions homeowners ask about plumbers in your area and shows who gets named.
