Facebook ads for realtors: the housing category, the Fair Housing line, and the ads that bring seller leads

How a real estate agent should set up Facebook and Instagram ads in the US, what Meta's housing Special Ad Category removes from targeting, and the ad types that bring listings rather than browsers.

Facebook ads for realtors work best when they sell the agent's knowledge of a place, not a single house. The ads that bring leads are a home valuation offer for sellers, a new listing or open house video for buyers, and a local market update that earns the agent a follow. In the US every one of those is a housing ad under Meta's rules, so you must choose the Housing Special Ad Category, and that removes age, gender, ZIP code, lookalike and saved audience targeting. The skill is writing ads that find the right person through the message, because the targeting will not do it for you.

The rule that shapes every realtor ad: Meta's housing category

Meta's Business Help Center, read on 21 October 2026, defines an ad for housing as one that "promotes or directly links to a housing opportunity or related service". Its list includes sale, rental or temporary housing listings, mortgage loans, home equity or appraisal services, and "real estate and house hunting services". That last item covers an agent's own brand ads, not just listings. A "what is my home worth" offer is an appraisal style service. A recruiting ad for agents falls under a different category, Employment.

If you are based in the US, or your audience is in the US, Canada or certain parts of Europe, you choose the Housing category when you build the campaign. Meta says an ad may be rejected if you do not. Once chosen, Meta's Special Ad Categories page lists what is limited or unavailable:

  • Age, gender and ZIP or postal code targeting.
  • Exclusion targeting, lookalike audiences and saved audiences.
  • Some interests, which disappear from detailed targeting.
  • City or pin drop locations, which Meta expands to a wider radius.
  • Catalog ads showing product media, which carry the same limits.

So the old advice to target "homeowners aged 35 to 55 in these five ZIP codes" is not something Ads Manager will let you do for a housing ad in the US. Meta's own page says it encourages advertisers to broaden, not restrict, their audience.

The Fair Housing line, which applies to the words and the pictures

Meta's settings are one layer. The law is the other. The Fair Housing Act at 42 USC 3604(c), read on govinfo on 21 October 2026, makes it unlawful to publish any advertisement for the sale or rental of a dwelling that "indicates any preference, limitation, or discrimination based on race, color, religion, sex, handicap, familial status, or national origin".

HUD's rule at 24 CFR 100.75, read in the eCFR the same day, spells out what that means in practice. It names "words, phrases, photographs, illustrations, symbols or forms" that signal who a home is or is not for. It also names "selecting media or locations for advertising" in a way that denies parts of the market information about housing. For a Facebook ad, that turns into three habits:

  • Describe the home, not the buyer. "Three bedrooms, fenced yard, ten minutes to the station" is fine. "Perfect for young professionals" or "ideal for a couple" is the kind of phrase to cut.
  • Watch the people in your images. A campaign whose photographs only ever show one kind of family sends a message of its own.
  • Do not try to rebuild excluded targeting through the back door, for example with interest choices picked to stand in for a protected group.

Meta also notes that US housing advertisers can include the Equal Opportunity Housing logo and slogan. Many brokerages have a house standard for this, so ask your broker. This is general information, not legal advice, and your state licence law adds its own advertising rules about how the brokerage name appears.

Four realtor ads that bring leads

With narrow targeting gone, the creative does the sorting. These four ad types each pull in a different person.

AdWho it reachesWhere the click goes
Home valuation offerOwners thinking about selling in the next yearA short form or a page with an instant estimate, followed by your own comparative market analysis
Just listed or open house videoActive buyers and curious neighboursThe listing page on your site, with the open house time
Just sold storyNeighbours of the sold home, who now wonder what theirs is worthA message to you, or the valuation form
Monthly market updatePeople six to eighteen months from a moveA follow, or a sign up for your email update

The seller ads deserve most of the budget for most agents. One listing creates several buyer conversations; one buyer lead usually creates one. A just sold ad is especially useful because it carries proof and a reason to act in the same frame.

What a realtor ad that works looks like

Search the Meta Ad Library for your own market and you will see the ads agents near you are running right now. The library holds every active ad shown across Meta's apps, and anyone can search it. The ones that hold attention tend to share a pattern: the agent on camera, walking the street or standing in the kitchen, saying one useful thing in the first three seconds, with captions for people watching on mute.

Write the hook around a question a homeowner really asks: "What did the three houses on Maple Street sell for this spring?" Then answer it, and offer the full numbers as the next step.

Lead forms, follow up and the 90 day clock

Meta's instant forms let a person send their details without leaving Facebook or Instagram, and Meta can prefill name, email and phone number. That makes them easy to submit, which is both their strength and their weakness. Meta offers a "higher intent" form type beside the default "more volume" one, and for seller valuation leads it is the one to test first. A privacy policy link is required on every instant form.

Two operational points matter more than the ad itself:

  • Leads stay in Meta for 90 days. After that they cannot be downloaded. Connect the form to your CRM or download it every week.
  • Speed wins. A valuation lead called the same hour is a conversation. The same lead called next week has already talked to someone else.

Measure the campaign on listing appointments and signed listings, not on cost per lead. A cheap lead form full of people who wanted a free number and nothing else is the most common way a realtor's ad budget disappears.

Commercial and wholesale real estate

Meta's housing list is about homes: listings, home loans, home insurance, appraisals and house hunting services. An ad for office or retail space to lease is not on that list, so read the definition against your offer and choose the category whenever the ad touches homes. Investors who buy houses directly from owners, often called wholesalers, are advertising a house hunting or home buying service to homeowners, and should plan on the Housing category and the Fair Housing rules applying in full. Their ads also attract complaints when the promise is vague, so state plainly what you do: "We buy houses as is, for cash, and you choose the closing date."

How this fits with organic social

Somebody who clicks your name after an ad should find recent walkthroughs, neighbourhood posts and reviews. Our page on social media for real estate covers the posting side, and the case for putting money behind the organic post that already earned saves.

Questions about Facebook ads for realtors

Can a realtor target Facebook ads by ZIP code?

Not for housing ads in the US. Meta's housing Special Ad Category removes ZIP code targeting, along with age, gender, lookalike and saved audiences. You can still target a city or a pin drop location, which Meta widens to a larger radius.

Do I have to choose the Housing category for a brand ad about me as an agent?

Meta's housing definition includes real estate and house hunting services, so an ad promoting your services as an agent counts. Choose the category whenever the ad promotes or links to a housing opportunity or related service.

What is the best Facebook ad for getting seller leads?

A home valuation offer paired with just sold stories from the same neighbourhood. Send the click to a short form, then call fast and follow up with a real comparative market analysis.

Where can I see examples of real estate Facebook ads?

The Meta Ad Library. Search for a brokerage name or a phrase like "just listed" and filter to your country to see the ads running today.

How long should a realtor run a Facebook ad?

Give a new ad enough time to collect a few dozen leads before judging it, then replace the creative when the cost per appointment starts to climb. Market update videos can run longer than listing ads, which end when the home goes under contract.

The buyer who asks an assistant for an agent

Many home sellers now ask ChatGPT or Gemini "who is a good listing agent in my area" before they ever see an ad. The reply names a few agents and gives reasons drawn from reviews, local news and agents' own websites, and no ad budget changes that list. Knowing whether your name is on it, and what the assistant says about you, is a different measurement from ad performance, and it is the one AI Knows Us was built to take for local professionals.
