Hotel SEO: the booking engine, the room pages and the free hotel listings that decide direct bookings

How search works for a hotel website, what to fix first, how Google's free booking links rank, and what to ask a hotel SEO agency before you sign.

Published by AI Knows Us · Updated 22 October 2026

Hotel SEO is the work of getting your own hotel website, not an online travel agency's listing of it, in front of travellers when they search for a place to stay. For a single property it comes down to five things: a complete Business Profile, one strong page per room type and per reason people visit, a booking engine that search engines and analytics can follow, your own rate showing in Google's hotel results through free booking links, and a steady flow of recent reviews. Get those right before you buy content or links. The rest of this guide takes each one in order, then covers the technical problems specific to hotels and how to judge an agency.

Why hotel SEO is different from SEO for most local businesses

A plumber competes with other plumbers. A hotel competes with other hotels and also with the online travel agencies that list it, the metasearch sites that compare those listings, and Google's own hotel results. On a search for hotels in your town, several of the results can show your property without sending the booking to you.

That changes the goal. Hotel SEO is rarely about out-ranking Booking.com or Expedia for "hotels in [city]". It is about three narrower wins:

  • Your brand name. A traveller who already knows your name should land on your site and book there, not click an agency listing that sits above you.
  • The specific searches. "Dog friendly hotel near [landmark]", "hotel with conference room in [district]", "family room with two double beds [town]". The travel agencies answer these badly, and a hotel that answers them well can rank.
  • The comparison moment. When Google shows a list of booking options for your property, your own rate should be in it.

For the wider channel picture, including rate parity and what you can offer direct instead of a lower price, see our guide to hotel marketing against the OTAs. This page stays on search.

Get your own rate into Google's hotel results

Google's hotel results can show free booking links beside paid hotel ads. Google's Hotel Center help, read on 21 October 2026, says free booking links are unpaid, that hotel partners pay no fee for them, and that they are ranked by their usefulness to users rather than by the ad auction. It names the ranking signals: consumer preference, value offered to the user, landing page experience, and the historical accuracy of the prices sent to Google. It also says nobody can pay for a higher position and that taking part in Hotel Ads does not change the ranking of free booking links.

Two practical points follow:

  • Ask your reservation system provider first. Google's help says a hotel that uses a reservation system may already be connected through its provider, and that the provider can set up the booking links. Many independent hotels are eligible and simply have not asked.
  • Price accuracy is a ranking input. If the rate Google shows does not match the rate on your booking page, you are working against yourself. Fix rate loading and tax display before anything else in this area.

The Business Profile, set up the way Google asks for hotels

The Business Profile drives the map results and the panel that appears when somebody searches your name. Google's guidelines for representing a business, read on 21 October 2026, include a detail many hotels get wrong: indoor lodging such as hotels and motels is listed among the businesses that should not provide opening hours. Put check in and check out times in the hotel attributes instead.

Use the most accurate primary category, a full amenity list, real photographs of the actual rooms, and a website link to your own site. If you run a restaurant, spa or gym that the public can use without staying, Google's guidelines on departments explain when that part of the business gets its own profile with its own hours.

The pages a hotel website needs

Most hotel sites are built as a brochure: a home page, a rooms page, a gallery and a contact form. Search rewards a different structure.

Page typeWhat it targetsWhat must be on it
One page per room type"[town] hotel family room", "suite with balcony [town]"Bed setup, size, view, what is included, real photographs, a rate or a clear route to one
One page per reason to visitWeddings, meetings, long stays, pet friendly stays, accessible roomsThe facts a planner needs: capacities, floor plans, what is and is not allowed
Location and getting here"hotel near [station / stadium / hospital]"Walking and driving distances you have checked, parking, transfer options
Practical questionsParking, early arrival, luggage storage, breakfast times, petsPlain text answers, not a downloadable PDF

Write every description yourself. Hotels often paste the same room copy into their own site and every agency listing, so the hotel's own page is one of many identical copies. Unique text, written for the person choosing a room, gives your page a reason to rank above the copies.

Technical problems that are specific to hotels

The booking engine on another domain

Most booking engines run on the provider's domain or a subdomain. Two things break. Analytics loses the visit at the handover, so bookings show up as referrals from your own site, and search engines cannot see the rate pages as part of your site. For analytics, set up cross-domain measurement: Google Analytics help explains how to add each domain under Configure your domains in the web stream's tag settings. Then confirm with a test booking that the source of the visit survives the handover.

Date and guest parameters

A booking search creates a new URL for every combination of dates, guests and rooms. Google's documentation on faceted navigation, which covers exactly this kind of parameter explosion, says crawling such URLs costs a site a large amount of resources and recommends either preventing crawling of them when you do not need them indexed or following its best practices when you do. For a hotel, the room page should be indexed and the dated availability results should not. Agree with your booking provider which URLs are blocked in robots.txt and which carry a canonical tag.

Structured data

Schema.org has a Hotel type under LodgingBusiness, and Google's local business documentation recommends using the most specific LocalBusiness subtype available. Mark up the name, address, telephone, geo coordinates and the URL of the property page. Keep the markup consistent with the Business Profile, because a mismatch between the two is a mismatch an engine has to resolve.

Reviews, and the rules Google enforces on them

Recent reviews matter to travellers and to the map results. Google's Maps contribution policy, read on 21 October 2026, does not allow merchants to offer incentives such as discounts or free goods for a review, to discourage negative reviews, or to selectively ask only happy guests. It also says merchants should not pressure guests to leave a review while on the premises. So a free drink for a five star review is out. A short, neutral request by email after check out, sent to every guest, is the safe pattern. Reply to every review in your own voice.

Hiring a hotel SEO agency: what to ask

  • Have you worked with our booking engine? Most of the technical work depends on what the booking provider will let you change.
  • How will you report direct bookings by source? Rankings and traffic are inputs. Bookings attributed to organic search are the result you are paying for.
  • What will you not do? An agency that offers to build hundreds of near identical city pages is offering what Google's spam policies call doorway abuse.

Be wary of any promise of a top ranking for "hotels in [city]". Those results are crowded by travel agencies and Google's own hotel module, and Google's own advice on hiring an SEO tells site owners to beware of anyone who claims a top ranking is assured.

Questions about hotel SEO

When can we judge whether hotel SEO is working?

Read fixes to the Business Profile and free booking links in the Business Profile performance report, and new room and location pages in Search Console impressions and positions. How far they move depends on competition, your rates and your budget. Measure monthly against direct bookings from organic search, not against a single ranking.

Should a hotel list on OTAs if it wants direct bookings?

Most hotels should. The agencies reach travellers who have never heard of you, and many of those guests book direct next time. Hotel SEO is about winning the searches where you can be the better answer, alongside the agency channel rather than instead of it.

What is the single most valuable hotel SEO fix?

For most independent properties it is getting their own rate into Google's hotel results through their reservation provider, because it puts a direct booking option on the screen where travellers are already comparing prices.

When the traveller asks an assistant instead

Some travellers now start planning with a question to ChatGPT or Gemini: where to stay near the conference centre, which hotel in town takes dogs, somewhere quiet with parking for a family weekend. The answer names two or three properties and often leans on travel agency listings and review sites to choose them. The room pages, location answers and accurate profile above are what those answers draw on. Whether your hotel is the one named is a separate check from your rankings, and it is the one AI Knows Us exists to measure; our comparison of AI visibility tools for hotels sets out what to look for in any tool that does it.
