Marketing vacant land is mostly an information job. A buyer cannot walk through a kitchen, so they decide from facts: where the parcel is, how they get onto it, what they may build, which utilities reach it, and what it costs to hold. The listings that sell put those facts first, with a map, aerial photos and documents ready to send. Then they reach the right buyer through land listing sites, the local multiple listing service through an agent, signs on the road, and targeted ads. If you offer owner financing, the US Truth in Lending rules decide what your ad must say, and if you fly a drone for the photos, the FAA's Part 107 rules apply.
Who buys land, and what each buyer asks first
| Buyer | First question | What your listing must show |
|---|---|---|
| Future home builder | Can I build here, and what will it cost to get power and water? | Zoning, setbacks, utilities at the road, perc or septic status, building permit route |
| Recreational buyer | What can I do on it? | Access, terrain, water, timber, hunting or camping rules, nearby public land |
| Neighbour | Does it join my land? | Parcel map with adjoining owners, survey, boundary markers |
| Investor or developer | What is the highest permitted use? | Zoning and future land use, frontage, road access, any subdivision history |
| Farmer or rancher | Is it productive? | Soils, water rights, fencing, current use and any lease |
Write the listing for the most likely buyer, then add a short section for the second one. A rural 5 acre lot near a town is usually a homesite; a 200 acre tract an hour from anywhere is usually recreational or agricultural.
The listing pack that sells land
Gather these before you market, so every enquiry gets the same answers the same day.
- The parcel number and a boundary map. Most counties publish parcel maps through a GIS viewer. Show the boundary over aerial imagery and mark the access point.
- Legal access. Road frontage or a recorded easement. Land without legal access is the most common deal breaker, so say clearly which you have.
- Zoning and permitted uses. Name the zoning code and link the county page. If a mobile home, a barn or short-term rental is allowed or not, say so.
- Utilities. Distance to power, water and internet, and whether a well and septic system would be needed. A perc test result, if you have one, answers the builder's biggest question.
- Survey, flood zone and taxes. A recent survey, the flood zone designation and the annual property tax.
- Photos and video. Ground photos from the road and the best spots, plus aerial images that show the shape and the surroundings.
Where to list land for sale
Land buyers use specialist land sites as well as general property portals. Specialist sites such as LandWatch and Lands of America, and general portals such as Zillow and Realtor.com, are among the places where land listings appear. Through a licensed agent, your parcel also goes on the local multiple listing service. A sign on the road still matters for land, because neighbours and people driving the area are frequent buyers. Put a phone number and a short web address on it.
If you sell without an agent, a simple page for the property on your own site, with the full listing pack, lets every ad and portal link to one place that you control. Our page on real estate lead generation platforms explains how the portals charge, which matters if you list several parcels.
Ads and social media for land
Paid ads for land work best on search and on social platforms with a map-led creative. Two platform rules matter.
- Google. Google's housing advertising policy limits targeting by gender, age, parental status, marital status and ZIP code for housing ads in the US and Canada, and its examples include houses for sale or rental and real estate services. Target land ads by search terms and wider location areas.
- Meta. Meta's housing category covers ads that promote a housing opportunity or related service, "including but not limited to" listings for the sale or rental of a home, and its list of housing ads also names financing options, including mortgage loans. A lot sold as a homesite, or an ad offering financing, may need the housing category, which limits age, gender, ZIP code, lookalike and saved audiences in the US. Declare it when in doubt.
Good land creative is plain: an aerial shot with the boundary drawn, the acreage, the town, one strong feature such as a creek or a view, and a link to the listing pack. Short drone videos that fly the boundary help distant buyers understand the shape and slope.
Owner financing ads and the Truth in Lending rules
Owner financing is a common way to sell land, and ads such as "small down payment, low monthly payments" are common too. Under Regulation Z (12 CFR 1026.24(d), read on 22 October 2026), if an advertisement for consumer credit states the amount or percentage of a down payment, the number of payments or period of repayment, the amount of any payment, or the amount of any finance charge, it must also state the down payment, the terms of repayment "including any balloon payment", and the annual percentage rate, using that term.
That applies to sellers who are not lenders. The official commentary to Regulation Z says "All persons must comply with the advertising provisions" in 1026.16 and 1026.24, "not just those that meet the definition of creditor", and names home builders and merchants as examples. Regulation Z covers credit for personal, family or household purposes, so it bites when your buyer is buying a homesite or a weekend lot for themselves. Either state the full set of terms in the ad or leave the payment figures out and invite enquiries.
Subdividing and selling lots. If you split a tract and sell lots, read the Interstate Land Sales Full Disclosure Act and Regulation J (12 CFR 1010). Section 1010.6 exempts subdivisions of fewer than 100 lots from registration, but says the developer must still comply with the Act's anti-fraud provisions. Promises about roads, utilities or amenities in your marketing need to be ones you will keep.
Drone photos and the FAA
Aerial images are the most useful land marketing asset, and they come with a rule. The FAA's page for certificated remote pilots says that if you have a small drone under 55 pounds, "you can fly for work or business by following the Part 107 guidelines". Under 14 CFR 107.12, the person at the controls needs a remote pilot certificate, or must be directly supervised by a certificated remote pilot who can take control. Marketing a property for sale is flying for business, so hire a certificated pilot or get the certificate yourself.
Questions about land marketing
What is the best way to market vacant land?
Assemble the facts first: access, zoning, utilities, survey and taxes. Then list on land sites and through an agent on the local listing service, put a sign on the road, and run map-led ads that link to one page holding the full listing pack.
Can I advertise land with owner financing terms?
Yes, but if the ad states a down payment, a monthly payment, the number of payments or a finance charge, Regulation Z requires the down payment, the full repayment terms including any balloon, and the APR in the same ad when the credit is for personal use.
Do I need a licence to take drone photos of my land?
If the photos are for selling the land, the flight is for business, and the FAA's Part 107 rules apply. The pilot needs a remote pilot certificate, or direct supervision by someone who has one.
Should I sell land online without an agent?
Many owners do, using land portals and their own listing page. An agent adds the local listing service and handles enquiries and contracts. Compare what each route reaches against what it costs you in time and fees.
When can we judge whether our land marketing is working?
Track enquiries by source, the share that asked for the listing pack, site visits and offers. If enquiries come in but nobody visits, the listing is missing a fact buyers need. The result depends on the parcel, the price and the local market.
The buyer who asks an assistant where to look
Some buyers now start by asking ChatGPT or Gemini "where can I find land for sale near Asheville with a creek?" The answer usually points to listing sites and sometimes names brokers or specific parcels, drawn from pages the assistant has read. A listing page with full, accurate facts is the kind of source it can quote.
Seeing which sellers and brokers those answers name is a separate job from counting portal views, and a new category of tools does it. AI Knows Us asks property questions like these on ChatGPT, Gemini, Perplexity, Claude and Google AI Overviews, and shows which names each answer recommends and the sources it drew on.
