Best SEO companies for a restoration business compared, and the Google category name that decides half the work

Google does not have a restoration category. It has Water damage services, and a firm that brands itself as restoration has to map onto that name before any of the paid or local work starts.

Judge an SEO company for a restoration business on one thing first: whether it talks about the insurance and referral side of your revenue before it talks about rankings. A restoration firm has two demand sources that behave nothing alike. One is a homeowner at two in the morning with water coming through a ceiling, searching on a phone. The other is an adjuster, a property manager or a third-party administrator putting you on a programme, which search does not touch at all. An agency that quotes you a package without asking which of those two you are trying to grow has not understood the business, and that question is a better filter than any case study.

The checkable part of this, and the reason this page exists, is that the search platforms publish their own rules and most restoration marketing pitches do not reflect them.

Google's category is Water damage services, and restoration is not on the list

Read at support.google.com on 22 October 2026, Google's own Local Services Ads help page lists the eligible service categories and states that "At this time, Local Services Ads are available only for certain service categories." The categories shown include Electricians, Plumbers, Roofers, Pest control services and Water damage services. Restoration is not named as a category, and neither is mold removal.

That has three practical consequences a good agency raises in the first call.

  • Your paid local lane is categorised as water damage. If the majority of your revenue is fire, smoke, contents or reconstruction, the ad product that sits at the very top of the emergency result is not aimed at it, and the plan has to say so rather than quietly bid on the one category that exists.
  • The badge is not called what the trade calls it. That same page describes the Google Verified badge as showing that a business "has passed Google's proprietary screening process", and it notes the badge is unavailable for auto, beauty and dining verticals. Among the pre-badge requirements is to "Acknowledge possession of all appropriate business licenses." If a proposal promises you a differently named badge, ask which page it read and when.
  • Screening is a timeline, not a task. Licence and insurance verification sits between signing an agency and appearing in that unit, so it belongs in the project plan at week one rather than being discovered in month three.

The criterion this page ranks on, and the one directory that publishes a negative

The criterion is what the supplier publishes that a buyer can verify without taking anybody's word for it. Applied to this trade, it produces an unusual winner, because the most checkable thing in restoration is not an agency at all.

The IICRC is first on that criterion. Read at iicrc.org on 22 October 2026, it describes itself as "A non-profit organization for the Inspection, Cleaning, and Restoration Industries" and says it provides "trusted training and certification for professionals in cleaning, restoration, and inspection", listing Cleaning, Inspection and Restoration divisions and a Mold Remediation Specialist credential. It publishes a "Locate a Certified Firm" tool and, more unusually, an "Invalid Firms" page. A directory that publishes who is not valid is rare in any trade, and it is the single most useful verification lever in this one, in two directions: a prospect can check you, and you can check whether a competitor outranking you on a certification claim holds one.

Among the agencies, the honest finding is that the trade specialists in this sector publish named trade credentials and client types and almost none of them publish a fee. That is a disclosure finding rather than a quality finding, and it means your comparison runs on named capability rather than on price until you are on a call. Ask for the certification a proposal relies on, by its exact current name, and look it up.

The four things restoration search actually consists of

The Business Profile, which outranks the website for the emergency search. A homeowner at 2am taps the first thing with a phone number. The profile carries the service area, the hours, the photographs and the reviews, and it has to say you answer now. Who owns that profile is a contract question, because a listing registered to a departing marketing contractor takes years of reviews with it.

Separate pages per peril, not per town. Water, fire and smoke, storm, sewage and mold are five different searches by five differently panicked people, and they convert on different things. One strong page per peril, with the service area described inside it, beats a page per town in almost every case. Our page on SEO for home services and the page template that decides whether a multi trade company ranks at all works that structural decision through in full, and the rule it lands on holds here: a town gets its own page when somebody has done a job there and photographed it, and not before.

An emergency page with no form on it. Phone number above everything, hours that are true, and nothing to fill in. A form on an emergency page is a lost job. Our page on email marketing for plumbers and why the emergency customer is the list covers the other half of this, which is what to do with the person after the crisis is over, and it applies directly: the homeowner you dried out this week is the referral and the reconstruction quote next quarter.

Reviews by recency, not by total. Thirty reviews with three from last month reads better to a homeowner and to the local algorithm than two hundred whose newest is eighteen months old. The operational fix is a request at job completion, from the technician's phone, before the truck leaves.

What a restoration SEO brief should settle

DecisionWhy it matters in this trade specifically
Which perils are in scopeWater has the paid category and the volume. Fire, contents and reconstruction carry the margin and have no equivalent ad unit
Residential or commercial, namedA property manager with twelve buildings is found through different pages and different search terms than a homeowner, and a plan that blends them serves neither
What happens at hour zero of a stormCost per click rises on the day the demand arrives. Ask what the agency does to the budget that morning, and if the answer is a weekly review it is the wrong agency for this curve
Who owns the profile, the site and the ad accountsAll three in your own company's name, with access granted. This is the difference between a cheap exit and an expensive one
Reporting by town, not a county averageA service-area average hides exactly the sub market you are paying to win

When SEO is the wrong purchase for a restoration firm

If most of your work arrives through insurer programmes and third-party administrators, the highest-return project is the programme application and the response-time record that gets you onto the panel, and no amount of search work substitutes for it. If you have one crew, demand is not your constraint and capacity is, so paying to raise call volume raises the number of jobs you turn down. And if you are inside your first ninety days of trading with no reviews and no photographs, spend that quarter collecting both, because the local work has nothing to rank with until they exist. For the question of which trade specialist to approach once you do want an agency, our page on the best home services marketing agency and why your trade decides the answer sorts the suppliers by the demand curve they are good at, and storm and emergency demand is the one to read.

Questions a restoration owner asks before hiring an SEO company

How long before search work produces calls? The Business Profile and the review flow can be measured within weeks, because they are operational rather than editorial. Page work on the perils with real competition takes longer, and how long depends on competition, your offer and your budget. Any plan whose first milestone is month nine has been written for an easier trade than this one.

Is it worth bidding on the water damage category if fire is our margin? Often yes, because a water call introduces you to a property owner and to the adjuster handling it, and the reconstruction conversation follows the mitigation job. Treat it as acquisition for the whole relationship rather than as a channel judged on its own job value.

Should we rank for towns we would drive to but are not based in? Only where you can write something true about that town, and only if you will actually accept the drive at 2am. A page that wins a call you decline costs you a review.

What should we ask for in the monthly report? Calls by peril and by town, the number that rang outside business hours, and how many turned into an inspection. Rankings without those three are a position report, not a performance report.

Can an agency get us onto insurance programmes? That is a different purchase from search, assessed on documented response times, certifications and capacity. Ask any agency claiming it which panel it placed a firm on and when.

The name an assistant gives when somebody asks who to call about a flooded basement

Here is the part of the emergency search that no ranking report covers. A homeowner standing in two inches of water at 2am often asks a phone assistant out loud instead of opening a results page, and the reply names one or two firms with a reason attached. That set is not drawn from your rankings. It comes from reviews, local news coverage, certification directories such as the IICRC locator above, and whatever third-party pages describe your work, which is why a firm with a good website and no outside footprint can be missing from the answer at the moment the job is handed out. AI Knows Us records which firms the assistants name on that question and which sources each answer leaned on, so the directories and local pages worth getting into become a list instead of a guess, and that list is the same work that wins you the referral anyway.

For a single-location restoration firm specifically, a rival fits that shape better than we do and it is worth saying so. BrightLocal's Local AI Visibility Tracker is built around the location rather than the brand: read at brightlocal.com on 22 October 2026, it states that "Every query we run is anchored to a specific location", tracks Google AI Overviews, Google AI Mode and ChatGPT, allows "up to 20 prompts as standard, per location", and is included in all plans "starting from $31/month" with a 14-day trial and no card. Our own cheapest plan that reads all five of ChatGPT, Gemini, Perplexity, Claude and Google AI Overviews is Growth at $299 a month, read on our pricing page the same day. We read more surfaces and we are not location-anchored, so if you run one branch in one town and want the cheapest way to watch three apps, theirs is the better fit and ours starts to pay off once you have several service areas to compare.
